What is it about?

The Managing Director (MD) for our client will find themselves at the heart of strategic decision-making, steering the country's business operations toward sustained growth and market leadership, all while representing senior management across all functional areas and reporting directly to the Group CEO and Group COO. Leading the country team and playing a pivotal role in operational planning, target setting, and organizational development, the MD is instrumental in boosting and further growing the business in Slovakia.

As the MD, you will hold responsibility for all areas of the business, from development and operations to energy initiatives, ensuring that planning, goals, and actions are strategically aligned to achieve set targets; you will own the annual budget and pipeline, driving planning and results to meet related P&L and KPIs, such as budget management, landbanking, permitting, overhead control, timing, and GLA outcomes, all while leveraging priorities to maintain team quality and availability, crucial for executing the annually agreed operational plan with clear objectives in place.

Your role will require you to build and maintain a high-performing team that fits the culture of company, fostering an environment where roles and responsibilities are clearly defined, and the organization operates efficiently; moreover, you will actively participate in key negotiations with new tenants, nurturing good relationships with existing clients, and representing company at various business events.

Additionally, the MD will collaborate closely with the Country CFO to ensure financial targets are met in line with group reporting standards and obligations, while developing and maintaining strong networks and relationships with stakeholders, including local and country government, real estate brokers, tenants, and suppliers, to promote company's vision effectively. Moreover, the MD will be involved in frequent business reviews with the CEO/COO, overseeing implementation of operational country plans and an annual budget, and making key decisions on organizational design, recruitment, talent planning, and commercial proposals to capture market opportunities.

The key to success in this role lies in balancing internal reporting, external representation, client visibility, team leadership, and control over development, commercial and financial results. You will need to be high-energy, results-oriented, resilient, and flexible, with a strong entrepreneurial spirit and a 'can-do' mentality that helps you find ways to overcome barriers and proactively achieve set goals, while continuously learning and motivating your team.

Who are we looking for?

  • Proven experience in business development or real estate sales.
  • Strong knowledge of the real estate market, industry trends, and regulations.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proficiency in financial analysis and understanding of real estate investment principles.
  • Ability to work independently and as part of a team.
